Full-flake epoxy & polyaspartic garage floors

The garage floor most people picture: textured, color-blended flake under a clear topcoat.

Typical range $6.25–$6.50 per sq ft · final price after a free on-site measure

01What it is

Full-Flake, done right.

Best for

  • Home garages
  • Shops and pole barns
  • Mudrooms and basements

A full-flake floor is the garage floor most people picture when they think of a coated garage: a textured, speckled finish with color blended through it and a clear, glossy topcoat on top. It's our flagship system, and for most Colorado garages it's the one we recommend.

The system is built in layers. A pigmented base coat goes down on a diamond-ground slab. While it's wet, vinyl flake is broadcast by hand until the floor is fully covered, so no bare base shows through. Once it sets, the loose flake is scraped back and the floor is sealed with a clear topcoat. Epoxy and polyaspartic are the resins; flake is what gives the floor its color, texture and grip.

Full coverage is the difference you can see. Light-broadcast floors leave the base color showing between scattered chips and look thin. Full broadcast gives a dense, uniform finish that hides dust, tire marks and the small stuff that comes with a working garage, and it adds texture underfoot when snow melts off the car.

02The process

How we install it.

  1. 1

    Diamond-grind the slab

We grind the whole floor with diamond tooling to remove the weak top layer, sealers, stains and old coatings, and to open the concrete up. That profile is what lets the coating bite into the slab instead of sitting on top of it, which is why acid etching and roll-on kits peel and ground floors don't.
  2. 2

    Repair cracks, pits and spalls

Cracks are cut open and filled, pitting and spalled spots by the door are patched, and every repair is ground flush with the slab. Fixing them before coating keeps them from telegraphing through your new floor.
  3. 3

    Base coat

A pigmented base coat is rolled out in a color matched to your flake blend, so the floor reads as one color even up close.
  4. 4

    Full flake broadcast

Vinyl flake is broadcast into the wet base coat to full coverage. Stem walls can be coated and flaked too, for a finished edge where the floor meets the wall.
  5. 5

    Scrape and clear topcoat

Once the base sets, loose flake is scraped and vacuumed off, and a clear topcoat seals it all in. The topcoat is what you walk and park on, and it's what makes the floor easy to clean.

03Time & care

How long, and how to keep it.

Good for home garages, shops and pole barns, mudrooms, laundry rooms and basements.

How long the install takes depends on the size of the garage, how much repair the slab needs and the products we use. Many two-car garages are a one- to two-day install. We'll give you the schedule for your floor at the free estimate.

Cure time depends on the topcoat and on temperature. Polyaspartic topcoats are fast: light foot traffic is usually fine the next day, with parking a few days later. Epoxy topcoats take longer. Cold garages slow everything down. We'll tell you exactly when you can walk and drive on your floor.

Caring for your floor

  • Sweep or use a dust mop to keep grit off the topcoat.
  • Mop with warm water and a mild cleaner. Skip harsh acids and citrus degreasers.
  • Rinse off winter slush and deicer when it builds up instead of letting it sit.
  • Put a pad under kickstands and jack stands to spread the load.

How much does a full-flake garage floor cost?

Our full-flake system runs about $6.25–$6.50 per sq ft. A typical 2-car garage (about 450 sq ft) lands around $2,813–$2,925 and a 3-car (about 650 sq ft) around $4,063–$4,225. Heavy crack repair or coating removal can add to that. Your final price comes after a free on-site measure.

Is full-flake epoxy or polyaspartic?

Either can be used for the layers of a flake floor. Epoxy is a strong, proven base. Polyaspartic cures faster and holds up to UV well, which matters with the garage door open. We'll recommend the combination that fits your floor at the estimate.

Will a flake floor be slippery?

Flake adds texture, so it grips better than smooth concrete or garage floor paint. For entries and areas that stay wet, the topcoat texture can be adjusted.

Can you coat the stem walls?

Yes. Carrying the coating and flake up the stem wall gives a clean, finished edge where the floor meets the wall, and it protects the concrete there from water and deicer too.

How do I choose a flake color?

“These guys are awesome, came in, figured out what needed to be done, and knocked it out. I had a large crack on my floor, along with several smaller ones, and they are gone. The large one was 9 ft and going in several different directions, and it's gone. Great job guys!!”
