Concrete grinding & repair

Prep, leveling and crack repair: the work every lasting floor starts with.

Typical range $2.00–$4.00 per sq ft · final price after a free on-site measure

01What it is

Grinding & Repair, done right.

Best for

  • Removing failed coatings
  • Cracked or pitted slabs
  • Prep before a new floor

Every floor we coat starts with grinding and repair, and it's also a service on its own. If your slab has a failed coating, glue, paint, high spots, cracks or pitting, this is the work that fixes it.

Diamond grinding takes the top layer of the concrete off with industrial grinders and diamond tooling. It removes old coatings and contaminants and leaves an open, clean surface that a new coating can bond to. It's the step most cheap floor jobs skip, and it's why those floors peel.

Repair handles the damage: cracks are filled, spalled areas near the garage door are rebuilt, pits are patched, and all of it is ground flush. The result is a flat, sound slab, ready to coat now or later.

02The process

How we install it.

  1. 1

    Assess the slab

At the free on-site measure we look at cracks, pitting, old coatings and signs of moisture, and tell you what the slab needs.
  2. 2

    Grind

Diamond grinding removes coatings, glue, paint and high spots, and opens the surface.
  3. 3

    Repair cracks, pits and spalls

Cracks are cut open and filled, pitting and spalled spots by the door are patched, and every repair is ground flush with the slab. Fixing them before coating keeps them from telegraphing through your new floor.
  4. 4

    Edges and detail

Edges, corners and around drains get detail grinding so the whole slab is consistent.
  5. 5

    Clean up

Dust is vacuumed and the slab is left clean and ready for coating.

03Time & care

How long, and how to keep it.

Good for removing failed coatings, cracked or pitted slabs, and prep before a new floor.

Grinding and repair time depends on what's on the slab and how much damage there is. Removing a thick old coating takes longer than a clean slab. We'll give you a schedule at the measure.

Repairs need to cure before coating, and we plan that into the job.

Caring for your floor

  • If you're not coating right away, keep the ground slab clean and dry.
  • Coating soon after grinding protects the open concrete from stains and deicer.

04Cost

What grinding & repair costs.

Concrete Grinding & Repair runs about $2.00–$4.00 per sq ft with us. That's for grinding and repair on its own; it's already part of every coating system we install. Heavy crack repair or removing an old coating can add to it, and your final price is set at a free on-site measure.

FAQ

Grinding & Repair questions.

Don't see yours? Call and ask. That's what the phone's for.

How much does concrete grinding and repair cost?

Grinding and repair on its own runs about $2–$4 per sq ft, depending on what has to come off and how much repair the slab needs. A 450 sq ft garage lands around $900–$1,800.

Can you remove my old peeling epoxy?

Yes. Peeling coatings are diamond-ground off. A new coating over a failing one fails with it, so removal comes first.

Can every crack be fixed?

Most cracks can be filled and ground flush. Cracks from active settling or structural problems may come back; we'll tell you what we see at the free measure.

Do I have to coat after grinding?

No. Grinding and repair is available on its own. Most people coat afterward, since a coating protects the newly opened concrete.

“These guys are awesome, came in, figured out what needed to be done, and knocked it out. I had a large crack on my floor, along with several smaller ones, and they are gone. The large one was 9 ft and going in several different directions, and it's gone. Great job guys!!”
